Boadilla del Monte: when the hill stopped separating the town and urban planning tried to stitch it together

The roundabouts and the developments of Boadilla del Monte have been gradually taking over the former woodland until they have come close to the historic core. Beneath that change there is a sedimentary ground with layers and soils whose behaviour helps explain why open space could be transformed into low-rise residential areas, gardens and major roads. Following that path makes it possible to see how a compact town eventually spread through residential plots that first remained separate and then sought to connect.

A city that grows where the hillside began

There comes a moment, when crossing Boadilla del Monte, when the city changes scale. The streets of the traditional core give way to wide avenues, roundabouts, detached houses, low-rise blocks and residential developments with green areas. The image of La Cárcava neatly summarises that transition: the ordered road layout and the dwellings appear alongside a space that is still open, covered in vegetation. This is not just that the municipality has built more houses. What changes is the relationship between the town and the land that surrounds it.

For much of the twentieth century, Boadilla maintains a relatively compact urban landscape. The historic core and the residential area of Las Eras form a recognisable concentration, while the developments in the north-east —including Olivar de Mirabal, Las Lomas, Parque Boadilla, Bonanza, Pino Centinela, Valdecabañas, Valdepastores and Monte de las Encinas— appear grouped outside that centre. Montepríncipe is even more separated, on the eastern edge of the municipal district.

The word that organises this transformation is not only development. It is hillside. Part of Boadilla’s hillside is purchased to build Montepríncipe and Monte de las Encinas. This documented fact points to a decisive conversion: an area identified as hillside space becomes residential land. To understand why that conversion results in an extended city, with detached homes, low-rise blocks and abundant green areas, it is necessary to look at what kind of ground that space occupied.

The layers beneath Boadilla’s landscape

Overall geological description places practically the whole municipal district in materials of the Lower Miocene, within the samartiense classification, with limestones, marls and gypsum. This is not an indifferent combination. Limestone is a carbonate rock; marl mixes carbonate and clayey components; gypsum belongs to materials that can be dissolved by water. Together they form a sedimentary subsoil made up of different materials, not a single homogeneous mass of rock.

The geotechnical study uses another way of grouping the ground. In its classification, 92.55% corresponds to sandstones, conglomerates and flysch, while 4.57% is assigned to limestones, dolomites and marbles. The figures should not be added mechanically to the previous description as if they were two identical maps: they use different categories. But they do allow a useful idea for the urban story to be retained. Boadilla is not founded on uniform ground; the terrain belongs to a set of sedimentary materials whose behaviour can vary from one sector to another.

This detail matters when the hillside becomes a city. A development is not built only on a visible surface: it needs roads, drainage networks, earthworks, foundations, gardens and access routes. How the ground responds to water and loads conditions each of those operations. The geotechnical report rates the expansivity of non-expansive or dispersed clays in a non-clayey matrix as posing a risk from zero to low, and describes a permeability of class 2, with extensive but discontinuous aquifers and moderate production. This is not an automatic permission to build on any plot, but it does provide an image of a territory in which the subsoil offers opportunities for development without behaving as an identical platform everywhere.

Geology, therefore, does not by itself explain the decision to buy the hillside. The available record does not say that the developers chose Boadilla after studying its limestones, marls, gypsum, sandstones or conglomerates. The safest causal relationship is another: there existed a hillside surface that was susceptible to being acquired and transformed, and its physical conditions helped determine how that transformation could be carried out. The result was not a continuous, high-density city, but a mosaic of residential units, private gardens, public spaces and circulation routes.

Before the developments, a place that already had a name

The first historical layer is less dramatic than a wall or a palace, but it is revealing. In the district, sites have been discovered of a possible medieval settlement. Caution is required: there is no written record of any relevant event in the area during that period. What remains is an archaeological trace indicating occupation or presence, even if it does not allow a complete sequence of inhabitants, buildings and decisions to be reconstructed.

The toponym also forces us to look at the landscape without turning it into a legend. Boadilla already appears as an existing name two centuries before doña Beatriz de Boadilla lived there, a fifteenth-century figure to whom the origin of the name was at times thought to be linked. That explanation is ruled out by the chronology. Another hypothesis relates the name to boa, a word that in the thirteenth century could designate, among other things, a plant similar to a reed. It does not prove that there was a marshland nor does it allow the medieval landscape to be reconstructed, but it does recall that old names usually arise from direct experience of the territory: a plant, a landform, a recognisable place.

The municipality that appears in that first documentation is not yet the current city. It is a rural space in which settlement concentrates and where the hillside functions as the immediate exterior. The contrast is important. Today an avenue can connect neighbourhoods that were previously read as distinct areas; for centuries, the difference between the inhabited core and the hillside did not require a visible administrative border. It was enough for the land use, vegetation and ease of passage to change.

The territory also changes when its boundaries change

In the nineteenth century, Boadilla incorporated into its municipal district the former municipality of Romanillos, which had 30 inhabitants. The incorporation does not immediately transform the urban form, but it expands the territory that a single locality must administer. The municipality ceases to be only the core and its immediate surroundings: it also includes rural spaces with a different pattern of occupation.

This episode shows a less visible dimension of territorial history. Before the arrival of major residential developments, the locality is already being defined through decisions that reorganise rural space. The administrative map sets out a broader framework for later transformations, although it does not determine them on its own. The city of the late twentieth century will be developed on a district that contains different landscapes and that, alongside the core, preserves open areas susceptible to new uses.

Geology plays a discreet role here. Limestones, marls, gypsum and other sedimentary materials do not form a recognisable monument from the street, but they sustain the difference between an urbanised surface and another that remains as hillside, cultivation or open space. When administration and ownership change, those surfaces do not respond in the same way to transformation. Slope, the capacity to infiltrate water, the strength of the materials and the presence of clayey soils influence the layout and the cost of turning them into roads and plots.

When the hillside becomes development

The purchase of part of the hillside to build Montepríncipe and Monte de las Encinas marks the clearest turning point. The hillside ceases to be only the edge of the core and becomes a spatial reserve for a new way of living. The city no longer grows only by filling voids alongside the old houses; it leaps to separated surfaces and builds there neighbourhoods with their own identity.

The resulting form is not accidental. The new areas combine attached and semi-detached single-family homes with low-rise blocks. Closed developments bring together public and private gardens, while the main road corridors concentrate commercial uses. This is an occupation that requires space around each building and that preserves, at least in its design, a visual relationship with trees, landscaped plots and non-built surfaces.

The nature of the ground helps to interpret that choice without making it a proven cause. A ground with a risk of zero to low expansivity in the characterisation cited provides fewer grounds for attributing changes in clay volume a dominant role in the overall explanation. The moderately described, discontinuous permeability by the study, however, indicates that groundwater does not distribute itself as an identical condition across the entire municipality. To build, urbanise and maintain gardens, this local variability has to be worked with. The city spreads out, but it does not erase the physical differences beneath its streets.

From a distance, a development seems like a purely real-estate decision. Up close, the physical operations become apparent: levelling, opening up roadways, running water, supporting buildings and reserving green areas. In Boadilla, those operations are overlaid on a sedimentary ground where the layers do not all have the same composition or the same behaviour. The low density cannot be attributed solely to geology, but geology forms part of the conditions that make that occupation model possible and visible.

La Cárcava shows one of the scenes of that expansion: a residential street, signage, vegetation and built plots coexist with a still-open strip. The place name also preserves something of the relationship between development and relief. A cárcava is a form produced by erosion from water, and while the image does not, on its own, allow its precise origin to be described, it does offer a visual clue to the type of landscape the city has had to organise: surfaces where water can concentrate and cut incisions when it encounters favourable materials and slopes.

The city tries to stitch its pieces together

Until the end of the twentieth century, Boadilla’s urban landscape maintains a fragmented structure. On one side is the dense core, formed by the historic centre and Las Eras. On the other are the developments in the north-east. Montepríncipe, in the east and separated from the rest, represents the most evident version of that dispersal. The hillside is no longer an intact rural boundary, but a complete urban continuity still does not exist.

From the late 1990s onwards, new developments seek to physically link the original core with the north-eastern developments. Urban sectors 2, 3 and B, grouped today under the name Residencial Siglo XXI and popularly known as sector B, occupy the space of that connection. The area of Viñas Viejas is developed alongside Olivar de Mirabal and Las Lomas. The operation changes the way the municipality is read: neighbourhoods that were previously understood as distant pieces begin to form a more continuous residential extension.

But the union is not complete or straightforward. The M-50 motorway marks the separation between some of those sectors. This major piece of infrastructure introduces a new line in the landscape, different from the old distance between town and hillside, but with a similar effect: it forces steps, access points and routes to be organised. The city is stitched together, although the seam remains visible.

The M-50 makes it possible to observe this second phase at another scale. You no longer see the plot of an old development or the road that used to leave the town, but a road cutting that articulates metropolitan movements and splits the territory into two. The slopes, carriageways and safety barriers show that ground does not disappear when it is covered with asphalt: it is excavated, backfilled, stabilised and adapted to an infrastructure that reorganises everyday life.

Here, too, it is useful to separate facts from interpretation. It is documented that the new developments are oriented towards physically linking the core and the developments, and that the M-50 marks the separation between them. It is not documented that the layout of the motorway follows a specific geological boundary. What can be observed is that the new city is built through successive responses to the territory: first the hillside is occupied, then residential neighbourhoods are designed, and finally large road axes are inserted that can connect some pieces and separate others.

The same ground beneath today’s city

Contemporary Boadilla preserves the consequences of that history. The dwellings, green areas and shops of the new sectors do not form an undifferentiated urban mass. They are distributed along main axes and within low-rise developments. The structure that was created when the hillside began to be sold as residential space remains readable in the shape of the streets, in the voids between neighbourhoods and in the constant presence of trees and landscaped plots.

Ground behaviour remains relevant, although it is no longer manifested as such a visible historical decision. A geotechnical study can describe low or zero expansivity for certain materials and moderate permeability, but each work must resolve its own conditions for support, drainage and earth movement. The key piece of information for urban history is that expansion does not occur on an abstract surface. Each new street and each new dwelling is incorporated into a sedimentary territory in which the composition of the soil, water and erosion continue to act.

This also helps to understand why green areas are not a mere decorative feature of recent urban planning. They fulfil a spatial and landscape function: they separate blocks, accompany routes and preserve fragments of the open appearance that the hillside had before development. This does not mean that they reproduce the previous landscape or that today’s vegetation is intact. It means that residential design incorporates, in a transformed way, the condition of a territory that was not an empty grid.

The history of Boadilla del Monte does not begin with the roundabouts nor does it end with the M-50. There was first a possible medieval occupation, a name preceding the fifteenth century, a rural municipality that incorporated Romanillos and a core that, for a long time, remained compact. Then came the purchase of the hillside, the construction of Montepríncipe and Monte de las Encinas, the expansion of Las Lomas and other developments, and finally the attempt to connect them through new sectors and major roads.

The next time an avenue seems to extend without interruption, it is worth looking at its edges. Vegetation, the change in level, an empty plot or a cut slope are often found there, reminding you of the previous surface. Boadilla del Monte has expanded over its hillside, but it has not completely erased it. Beneath the houses and the roads, the sedimentary layers remain that helped define that open space; on top of them, each era has drawn its own way of occupying it.
