In Calvià, substrates of limestones, dolomites and marbles predominate, accompanied by a significant fraction of gypsum, anhydrite and salts, as well as fine sands and silts in a smaller proportion. The prevalence of carbonate and evaporitic materials generally determines an adequate bearing capacity, although it is essential to consider the possible dissolution of gypsum, anhydrite and salts, which may compromise the stability of foundations. It is essential to verify the presence of karstic phenomena before proceeding with the foundations, due to the existence of limestones and dolomites susceptible to karstification processes that can affect long-term stability. The non-clayey substrate rules out risks associated with expansivity; the main technical constraint is the possible presence of karst cavities and the interaction with gypsum-bearing formations subject to dissolution.
