In Zuia, formations of limestones, dolomites and marbles predominate, constituting more than 70% of the subsoil, accompanied to a lesser extent by sandstones, conglomerates and flysch. These lithologies, typically hard, usually provide a good bearing capacity for shallow foundations, although the occasional presence of less competent strata makes it necessary to carry out specific on-site investigations. Overall permeability is low, although shallow aquifers may exist in localised areas, which requires careful assessment of the presence of water in the ground before defining the most suitable foundation type.

Seismic activity in Zuia is very low, with an estimated maximum seismicity of M=2.7 and only around 2 significant events in the last thirty years, so this factor has little influence on design. The non-clayey substrate rules out the possibility of significant expansivity. However, the presence of karstification associated with the limestones and dolomites is a primary constraint, since it is essential to verify and rule out karst voids in the settlement area before undertaking any foundation work; this is the main technical issue to address in any geotechnical study in Zuia.
