In Villamanta, the predominant substrate is mainly made up of sandstones, conglomerates and flysch, which cover more than 85% of the surface area, complemented by an occasional presence of limestones, dolomites and marbles. These materials usually provide an adequate bearing capacity, facilitating shallow foundations on most of the plots. Permeability is characterised by the existence of extensive and discontinuous aquifers with a moderate water output and flow rate, which may require special attention to possible declines in the groundwater level before designing the foundation.

Seismic activity in the area is very low, with only 5 events over 30 years and a maximum recorded magnitude of 3, which does not represent a relevant constraint for structural design. With regard to expansivity, although clays can be detected in a non-clay matrix, they are not identified as expansive or dispersive, limiting the risk associated with this phenomenon. The main technical constraint is defined by the correct characterisation of the bearing levels and the management of local aquifers during the foundation stages.
