Permeable formations are scarce, which minimises the influence of groundwater in the foundation area and, therefore, favours straightforward solutions when the structure is founded on the dominant rock.

Seismic activity in Villa del Río is notable, with 54 events recorded in the last three decades and a maximum magnitude value (Mmax) of 4.6, which requires that regional seismicity be explicitly considered in the structural design of new buildings. Although expansive clays are present as subordinate materials or in climatic zones without deficit, they constitute a lesser constraint compared with the proper characterisation of the rock and the seismic influence. Therefore, the geotechnical study should prioritise focusing on correctly assessing the behaviour of the calcareous substrate and the local seismic response.
