In Torrejón del Rey, sandstone, conglomerate and flysch soils predominate, providing a foundation with favourable mechanical properties for achieving good bearing capacities in buildings, followed in smaller proportion by carbonate materials such as limestones, dolomites and marbles. Slates and schists only occur in a localised manner. This lithological set is usually suitable for shallow (direct) foundations in most cases, although the presence of moderate aquifers requires a specific hydrogeotechnical analysis to rule out risks associated with saturation or seepage at depth. Sufficient investigation of the groundwater levels and the continuity of the competent subsoil is essential.

With regard to seismicity, Torrejón del Rey shows high activity, with more than 150 registered events over 30 years and a maximum magnitude reaching M 4.6. Consequently, the seismic effects must be incorporated into the structural design in accordance with current regulations. The subordinate presence of expansive clays makes it necessary to identify them zonally, particularly in areas where they may crop out close to the foundations, although their overall impact is limited by the predominance of non-clayey materials. The main constraint for the geotechnical study here lies in controlling seismicity and carrying out a rigorous assessment of the water–soil interface in zones with shallow aquifers.
