In Mondoñedo, soils formed by slate and schist predominate, representing more than 77% of the substrate, accompanied occasionally by granite, gneiss and, to a lesser extent, sandstones and conglomerates. These materials usually provide moderate to high bearing capacity, although their low permeability may affect natural drainage. Foundation works on slate and schist require particular attention to the possible presence of superficial fracturing and to the discontinuous occurrence of aquifers due to alteration; however, in general they provide good levels of support for buildings subjected to conventional loads.

With moderate seismicity of 12 events over 30 years and a maximum recorded magnitude of 3.4, the seismic risk in Mondoñedo is low or moderate and does not significantly condition structural design. The risk of expansive soils is ruled out because the substrate is non-clayey. However, since the karst phenomenon is present, it is essential to thoroughly verify the possible existence of cavities or dissolutions in the subsoil before proceeding with foundation works, as this aspect constitutes the most relevant geotechnical constraint in the area.
