Types of ground in Marbella
In Marbella, the geotechnical substrate is predominantly dominated by sandstones, conglomerates and flysch, followed by shales and schists, with occasional presence of granite, gneiss and other igneous rocks. These materials, generally with low to very low permeability, provide a competent foundation for building works, which promotes good bearing capacity. Fine sands and silts are very poorly representative and must be analysed on a case-by-case basis, whereas formations of limestones, dolomites and marbles, although infrequent, may host particular conditions that influence the behaviour of the ground.
Seismicity in Marbella is moderate, with 14 events recorded over the last 30 years with a maximum magnitude of 3.4, which does not represent a severe structural constraint, but should nevertheless be assessed in the risk analysis. The non-clayey substrate removes concerns about expansiveness. However, given the presence of carbonate formations, it is essential to verify the possible occurrence of karstification before carrying out any foundation work, as these may compromise the stability of the supporting ground. The main limiting variable for the geotechnical study in Marbella will be the identification of karst cavities in specific areas.
